Satya Niketan PG operator arrested as court extends custody after seven deaths

Delhi Police arrested Sudhanshu, an operator of the Hostel Daze paying-guest house in Satya Niketan, on Wednesday, three days after the five-storey building fell in and killed seven people. A court sent him, the owner's son Mahesh Gupta and labour contractor Sanoj into two days of police custody. Shubham Tyagi, named as Sudhanshu's partner on the lease, is still missing.

The building came down at about 1:30 p.m. on Sunday, 6 September, while repair work was under way in the basement and on the ground floor. It stood near Delhi University's South Campus and held a boys' PG. Rescue crews worked more than 27 hours and stood down at 5:10 p.m. on Monday. Twelve people were pulled out. Seven died. Five were injured. Three of the injured, Asgar Ali, 30, Neeraj Bawa, 19, and Aditya Kumar, 19, were listed as critical at AIIMS.

The students who died were named as Abhishek, 20, of Sonebhadra, Uttar Pradesh; Yuvraj Soni, 20, of Durg, Chhattisgarh; Pawan, 17, of Auraiya, Uttar Pradesh; Arpit Jahaj, 19, of Dewas, Madhya Pradesh; and Akshat Singh Yadav, 18, of Katni, Madhya Pradesh, a second-year B.Com student at PGDAV College. Surinder Singh, a 75-year-old labourer, also died. One other dead youth, about 18, was not named in early lists.

Ownership and control split across a family and a lease. The property sat in the name of Urmila Gupta, 75. Her husband, Hariram Gupta, 81, a retired Indian Air Force sergeant, and their son Mahesh, 52, ran the building. Police say Mahesh leased it in August 2025 to Sudhanshu and Shubham Tyagi, who paid about Rs 1,05,000 a month and branded the house Hostel Daze. A court had already sent Hariram and Urmila to 14 days of judicial custody and Mahesh to two days of police remand earlier in the week. Sanoj, the contractor, was picked up on Tuesday from Kasganj in Uttar Pradesh.

Chief Minister Rekha Gupta said water in the basement plus the repair work caused the failure. Neighbours had described seepage after days of rain. Five Municipal Corporation of Delhi officers, from deputy commissioner down to junior engineer, were suspended. The Delhi High Court ordered the MCD to inspect every PG in its jurisdiction within a week and asked whether the buildings had valid permissions and whether they met bye-laws. The next hearing is 25 September. The court said the government "cannot escape responsibility."

On Wednesday the chief minister also told the corporation to move against illegal structures, including with bulldozers. A neighbouring building was given three days to come down after inspectors called it dangerous. Officers told Hindustan Times that at least three other PGs under the same Hostel Daze name had been running in the neighbourhood. That detail, if it holds, turns a single collapse into a small chain of unlicensed student houses around one campus.

Satya Niketan exists because South Campus does. Five colleges sit nearby. Outstation students rent rooms that the university does not provide. The market is cash, informal and vertically stacked. A 50-year-old structure with a basement under repair and water in the foundations is what that market looks like when it fails. The arrests of an operator and a contractor close one gap in the charge sheet. They do not answer the court's question about how many other PGs in the same wards were built or converted without a file at Civic Centre.

Mahesh's remand window is short. Police want the lease paper, the repair contract and the names of everyone who paid rent. Sudhanshu's lawyer asked for in-camera hearings, saying news coverage was tainting the probe. Magistrate Kautuk Bharadwaj granted custody anyway. Tyagi's absence is now the open lead. Until he is found, the lease story has one signature missing.

Seven families have already taken bodies home to four states. The municipal survey ordered by the High Court is the only process that can tell other families whether the next building is on a list. A week is a short time to inspect an entire city's PGs. It is longer than the building stood after the first beam moved.
